Specialists Commences Development at Towngate centre

In response to the growing demand for modern industrial property in the Northwest, Towngate PLC, commercial and industrial lettings specialist and Landlord, has commenced the construction of an impressive development of 6 x brand new industrial / warehouse properties, located on the well-established Towngate Business Centre, Lester Road, Walkden, Manchester M38 0PT.

Positioned just off Lester Road, the estate is accessed from Manchester Road West (A6), approximately 1-mile due west of Walkden.  Junction 4 of the M61 Motorway also lies within one mile of the premises via the A6, which in turn provides immediate access to the northwest motorway network.  In addition, the premises sit approximately eight miles northwest of Manchester City Centre and 3 miles south of Bolton.

Working in collaboration with its chosen contractor; Ellenby Construction, Towngate’s development is now underway with steel work in place.  The construction will comprise six industrial units, ranging in size from 5,450 – 10,745 sq. ft – complete with high specification warehouse accommodation and office facilities, a secure 30m yard area, remotely-monitored CCTV, manned security, EV charging points, and on-site parking.  The scheme will also feature photovoltaic solar panels, thermally efficient cladding to roofs and elevations, air source heat pump systems, and wellness showers, and will target a “Very Good” BREEAM rating.

The site provides an ideal location, close to Ellesmere Shopping Centre and Walkden Town Centre, plus a variety of nearby amenities such as Aldi, Costa Coffee, and independent pubs and restaurants.

Interest in the site is already encouraging, with occupiers expressing enthusiasm regarding the ongoing works.  Once complete, the units will be a perfect fit for companies operating in the trade, online retail and general industrial sectors, with an option for the units to be combined to up to 45,695 sq. ft.

There is a rich history surrounding the site, with the existing units within the Towngate Business Centre sitting on the old Lucozade factory.  These original buildings have been extensively refurbished to create individual modern industrial units.  The 6 x new units will compliment them perfectly.

The original Lucozade factory employed generations of families from the 1950s’ right through to 1993, when its doors were finally closed. The local workforce had made this factory one of the best performing plants for Lucozade, which is why it was one of the last to close. 

Towngate are delighted to have this site back to full occupancy, considering the successful history it has enjoyed, and to have commenced this next phase, bringing it back to full capacity, will allow for the creation of hundreds of jobs – a real legacy to the original Lucozade factory.
